Crate & Barrel Corporate Headquarters, Northbrook, Illinois
Thomas Company, in partnership with Newmark’s Jeff Fishman, has closed the sale of the Crate & Barrel Corporate Headquarters at 1250 Techny Road in Northbrook, Illinois. The 167,843 square foot office complex sits on 23.54 acres in Chicago’s north suburbs and was offered at approximately $35.1 million. The transaction closed in September 2026.
Purpose-built for Crate & Barrel in 2001, the property has served as the company’s global headquarters since completion, housing design, merchandising, product development, and executive operations. The tenant has committed to the site for another 15 years under an absolute triple net lease with no landlord responsibilities. The lease is guaranteed by Crate & Barrel Holdings Inc., a subsidiary of the Otto Group.
The offering was structured as a long-term leasehold interest. A leasehold paired with suburban office requires a buyer that underwrites the specific asset: the credit, the term, and the tenant’s operational dependence on the building. Thomas Company and Newmark marketed the property to that audience and procured a Midwest-based 1031 exchange investor. The seller was a New York family office.
Mission-critical corporate headquarters assets with long-term tenant commitment continue to attract capital. Thomas Company remains active in net lease transactions where the interest, the structure, or the asset class calls for a targeted execution.
